Thai Hoa Industrial Park (Thai Hoa IP) is a project of Viet Son Infrastructure Development Joint Stock Company, Siam Brothers Industry Joint Stock Company and Pana Commercial – Trans - Construction Joint Stock Company (Thailand).
Thai Hoa IP has 100 ha total area. It is located Tan Hoa Hamlet, Duc Lap Ha Commune, Duc Hoa District, Long An Province.Thai Hoa IP is an ideal location (in the key economic region of the South; nearly border gate) for companies, special companies export goods to Campodia, Thailand, Laos.

The rain months are May, June, July, August, September and October. The rainfall gets 92%. The maximum is in September, 400mm. The January and February are almost no rain.
Average sunshine hour in a year is 2,526 hours.

1.Geological work:
- The first part: Organic clay, soft state, average depth is about 10m.
- The second part: The clay, land state is hard or very hard. Average depth is about 7m
- The third park: The clay is medium hard state. Average depth is about 6,5m.
- The fourth park: Sandy soil is medium or silky, medium tight state. Average depth is about 5m.
Conclusion: The 10m depth can bear for small or medium works. The 24m/over depth can bear for important works.

4.Infrastructures:
- Traffic system:
· From Thai Hoa IP to 823 road is about 2.5km. Now, the Government has planned to widen this road into 4th belt avenue of HCM city: width 70m, connecting HCMC and Long An Province.
There are 02 ways to go to Thai Hoa IP:
· The Thay Cai road: Width 20m, length 11 km. It is along the canal and crosses the top of Thai Hoa IP. In 2009, Long An Department of Traffic and Transportation is overlaying asphalt that.
· The 36m road: 36m in width, 11km in length. It crosses the middle of Thai Hoa IP. Part of that road which crosses Thai Hoa IP has got asphalt. In 2009, overlaying asphalt all over the road will be finished perfectly.
These roads will connect 823 and 824 road. Follow the Thay Cai or 36m road; you will come Road 9. Turn left to Hoc Mon town; turn right to Road 10 and to Mien Tay Coach Station. So in the next year, the Thai Hoa IP will be nearer HCMC (shorter than 10 km in comparison with going by Xuyen A highway).
- Domestic traffic system: The domestic roads of Thai Hoa IP are asphalted. They create a checkered traffic system that is convenient for transportation. It includes:
· 4 main roads: A, B, C, D.
Each way is 2000m in length. B, C roads are 44m in width total. They parallel the artificial canal.
· 8 other internal roads is 18m in width.
· Standard lighting system along roads and palm trees make beautiful landscape.
- Electricity: Electrical system is supplied by Long An Power Factory, Duc Hoa branch is responsible for connecting the electricity up to your factory. Power capacity is 2 x 25 MVA. Government rate charge.
- Water supplying system: Long An Water Factory and Duc Hoa 3 Water Factory will supply 4,000m3/day. A water network spread all over Thai Hoa IP. Government rate charge.
- Telecommunication network:

- Wastewater treatment system: It is international standard Activated Sludge system. Capacity is 4,500m3/day. For details of sewage treatment fee, please read in Price list.
- Storm drainage system: There are 03 pumps. Each one’s capacity is 10,000m3/h. There is also a water gate to control the level of water in the central canal. So it can solve rainfall up to 200mm/h.
- Garden and trees: Thai Hoa IP is designed by leading design company in Thailand (Theme Group). Tree network, canal, lake and the roundabout at 36m road – B, C road make the landscape pure, pretty.
5. Other facilities:
Thai Hoa IP has planned to build service zone: Bank, Post office, Customs, Restaurant and cafeteria, medical centers, houses for industrial workers, etc.
6.How to use land:
Besides land for rent, factory for rent, we can transfer land tenure for Vietnamese investors with 50-year period (to 2054).
7.Legal formalities:
Thai Hoa IP assists investors in doing legal formalities (free): Investment license, Business registration certificate, construction license, etc.
8.Investment Incentives:

DOCUMENTS INVOLVED IN FOUNDING NEW CORPORATED ORGANIZATION (NEW ENTERPRISE)
1. Limited company (from 02 shareholders)

4. Procedure in establishing new branch in Thai Hoa IP follows legal registration forms
Thai Hoa IP customer care executives will guide you to write them in detail.
After completing documents, apply to The Long An Industrial Zones Authority or Long An Department of Planning and Investment. Within 7 working-days, you’ll receive Business registration certificate. Procedure in carving seal and getting Tax code will be carried out after receiving that certificate, within 7 working-days, too.

PROCEDURE IN LEASE/BUY WORKSHOP IN THAI HOA IP
Together with direct support of Thai Hoa IP, you are able to lease/buy workshop to start business work right now
Step 1: Choose a lot and look scene really.
Customer could choose location of workshop on website www.thaihoa-ip.com or contact directly Sale department of Thai Hoa IP.
Step 2: Sign an agreement and pay a deposit
Customer signs Lease/Buy agreement with Thai Hoa IP. And then you pay a 6-month deposit.
Bước 3: Establish new company, sign a contract
If customer hasn’t had corporated status, Thai Hoa IP will support establishing procedure, carving seal, tax code before signing official contract.
If customer has corporated status (no need to establish new company), contract will be signed right (Establishing new branch in Thai Hoa IP will be carried out after)
After signing contract, customer will pay a 6-month deposit and monthly rent. Maximum payable period is 10 years (120 months).
Thai Hoa IP is also able to act as a guarantee for you to lend and mortage this lease/buy workshop with Bank.
Step 4: Receive the workshop
Step 5: Receive The ownership of workshop certificate and The land tenure certificate.
Customer’s company will receive ownership of workshop certificate and land tenure certificate after finishing ficacial obligations, including 6-month deposit and monthly rent (120 times). Total is 126 months.
